how do I keep a potential client from sharing our marketing plan with others?

I am a real estate agent in a very competitive market. I have been asked by a potential listing customer to provide a detailed 12-week marketing plan. How can I ensure that, should I lose the listing, the client doesn’t hand over my marketing plan to the competition. I know I will be competiting with these other agents again in the future.

one way or another, your detailed plans will end up in the hands of the opposition. sooner or later. from this prospect or some other one

now if you have a bad feeling about this particular prospect you have to weigh the possible good that he won’t against the possible bad that he will.

and what’s to prevent the prospect from getting such plans from every potential agent, stirring liberally, and voila! his own plan to do it himself through a discount outfit like Help-U-Sell ??

That’s why most custom providers would sell their detailed results … I listed X number of properties and then sold Y of them within 90 days at an average price of Z (in relation to the first listing price or the assessed valuation).

This is totally verifiable, honest and says not a word about how you do it. The ‘how’ is what you get paid for.

    Have them sign a confidentiality clause.

    Now the real estate industry is very competitive and marketing ways are limited, so other agents plans may be very similar to yours. Keep that in mind before making accusations. Good luck and I hope that you do well.

    It takes confidence. What I do is send them my whole presentation in a binder, along with overall market data. When I arrive at the appointment, I only have a CMA outline. I pull the binder over to go over details with them, to make sure we are on the same page, then go over details of the CMA. If at the end they have no questions, but aren’t willing or ready to list. I simply close the binder with my details, shake their hand and leave with it. Most clients don’t understand all that we provide anyway. And I can almost guarantee, they don’t look at it again. I actually used this for an out of town client and with days of sending the package, I received a fully completed listing package back! Boy was I surprised! Good Luck from Minnesota!
